NOTICE IS HEREBY GIVEN that the West Nottingham Township Zoning Hearing Board will hold an in-person public meeting and hearing on Wednesday, August 27, 2025, at 6:30 p.m., prevailing time, in the auditorium of the Herr’s Visitor Center, located at 271 Old Baltimore Pike, Nottingham, PA 19362, to consider and potentially act upon the Zoning Application of Applicant M&G Realty, Inc. for property located at 475 West Christine Road, Nottingham, PA 19362 (UPI No. 68-2-40), owned by Walter M. and Joyce R. Kimble, located in the Township’s VCOM (Village Commercial) and VR (Village Residential) Zoning Districts (the “Property”). Applicant is seeking the following zoning relief from the West Nottingham Township Zoning Ordinance in order to allow the construction of a convenience store at the Property: (i) a variance from Section 604.A.3. pertaining to the square footage limitation for convenience stores (ii) a deferral from the vegetative screening requirement from adjoining residential uses pursuant to Section 606.E. (iii) a deferral from the civic spaces requirement pending a fee-in-lieu establishment and offer pursuant to Section 606.F. (iv) a deferral from installing sidewalks in front of the proposed convenience store development until such time as the Township requires the installation of same pursuant to Section 606.H.1. & 2. (v) a variance from Section 606.H.3.a. pertaining to parking area design and landscaping requirements (vi) a variance from Section 604.H.3.c. to allow ADA accessible parking spaces to be located in the front yard area (vii) a variance from Section 606.H.3.d. pertaining to screening requirements of off-street parking spaces (viii) a variance from Section 606.H.3.e. pertaining to off-street parking areas utilizing pervious paving materials, as well as landscape screening requirements (ix) a variance from Section 606.I.1. pertaining to the required planting of street trees within the street right-of-way (x) a variance from Section 606.J.2.a. regarding the second floor requirement (xi) a variance from Section 609 regarding the maximum building setback (xii) a deferral from the vegetative screening requirement pursuant to Section 1004.A.1. (xiii) a variance from Section 1004.D.1. pertaining to landscaping requirements around the principal building’s perimeter and (xiv) a variance from Section 1004.D.2. pertaining to landscaping requirements within parking areas.

Applicant’s request for zoning relief includes any and all other such zoning relief as the Zoning Hearing Board may deem applicable and/or necessary in order to permit the proposed improvements.

A copy of the Application is on file at the Township Building for review during normal business hours.
